Arizona Housing Laws
The Arizona department of housing has given out certain housing laws within which the home lenders, retailers, landlords and constructors have to operate. According to the two acts given out by the US government, it protects prospective home owners from all kinds of discriminations.
Arizona Housing Laws
1. The landlords cannot make discriminations on the basis of :
a. Religion
b. Race
c. Gender
d. National Origin
e. Family Status
f. Disability of any kind – Mental of Physical
2. Landlords are free to choose their tenants for their houses on business reasons like choosing a tenant with a minimum income, previous landlords references etc.
3. According to the Fair Housing Amendment Act Law, the landlords cannot advertise favoring tenants from a particular race.
4. Setting very rigid rules and regulations in the United States of America
5. Setting different rules to different tenants
All those tenants who feel that his/her landlord has broken the law set by the Fair Housing Amendment Act can file a petition with the US department of HUD – Housing and Urban Development. HUD is the agency that enforces all such housing laws in all states of America. You will have to fill up a complaint form mentioning the reason of discrimination. HUD will then investigate in to the complaint to find out whether the law has been violated in the true sense or not. If HUD is convinced, it will then plan out a settlement between both the parties. Further, if the settlement is also broken, then the Attorney General will file a law suite.
If the state fair housing law is violated then the tenant will have to approach the state agency which has given out the particular law. For example if the landlord of the state of Arizona has broken the law, then the department of fair housing in Arizona will look in to the matter. The HUD thus, takes care that no housing laws are broken. These laws are specially formed to improve the housing sector in each state of the US.
